Water, Mold & Sewage Cleanup FAQ
Practical answers about assessment, extraction, structural drying, mold remediation, sewage cleanup and insurance documentation.
Clear information before the work starts
These answers explain common restoration concepts. The right scope still depends on the source, affected materials, contamination level and conditions at your property.

What property owners ask most often
What should I do first after discovering water damage?
If it is safe, stop the water source and avoid electrical hazards. Move valuables away from the affected area, take photos and call a restoration professional so moisture can be assessed before it spreads.
Can moisture be present even when a wall looks dry?
Yes. Water can move behind drywall, under flooring and into cavities. Thermal imaging, scope cameras and moisture readings help narrow down where further investigation is needed.
What is the difference between mitigation and reconstruction?
Mitigation focuses on stopping damage, extracting water, drying the structure and removing unsafe affected materials. Reconstruction replaces or rebuilds finished materials after the property is dry and ready.
Do you provide documentation for insurance claims?
We can document affected areas, moisture conditions, work performed and drying progress. Coverage decisions remain with your insurance carrier, but clear records can make communication easier.
Which areas do you serve?
Seltzer Restoration Solutions serves San Jose and surrounding Bay Area communities, including Santa Clara, Sunnyvale, Cupertino, Milpitas, Mountain View, Palo Alto, Los Gatos and more.
How long does structural drying take?
Every loss is different. Material type, how long water was present, the contamination category and the size of the affected area all influence drying time. We use readings to track progress rather than relying on a fixed calendar estimate.
When should I be concerned about mold after a leak?
Any persistent moisture, musty odor, staining or visible growth deserves attention. Address the water source promptly and arrange an assessment when materials stayed wet or hidden areas may be affected.
Can I clean visible mold myself?
Small surface spots and widespread or recurring growth are not the same situation. Disturbing contaminated materials can spread particles, so an assessment is wise when growth is extensive, hidden, returning or connected to water damage.
Why is sewage water treated differently?
Sewage can contain harmful microorganisms and other contaminants. Keep people and pets out of the affected area, avoid direct contact and use professional controls for removal, cleaning and decontamination.
Will everything need to be demolished?
Not necessarily. Seltzer uses moisture detection and visual investigation to define the affected area. The goal is targeted access and removal when possible, without disturbing materials that do not need to be opened.
Do I need to leave my home during remediation?
That depends on the location, severity, containment plan and who occupies the property. We explain access restrictions and safety precautions after assessing the affected space.
Do you work on commercial properties?
Yes. Our team has experience with commercial drying processes as well as residential restoration. We plan work around the affected area, safety needs and property operations.
